Attainable Housing Partners (A.H.P) is leading a new wave of purpose-built rental development—With a focus on infill sites and scaled project models, we’re developing a repeatable framework that can be adapted to high-growth urban-suburban corridors across the U.S. and internationally. All while using private capital and standard dept products-eg-Totally non-subsidized.

Here at Attainable Housing Partners (A.H.P), we’re rethinking what rental housing can and should be—purpose-built homes for the people who keep our cities moving. From teachers and nurses to military families and service professionals, these are the essential workers powering our communities—and they deserve more than high rents or low-quality options.

We specialize in a unique housing model that bridges the gap between traditional affordable housing and luxury developments. Our product is designed specifically for what we call the Missing Middle—households earning between 80% and 120% of the Area Median Income (AMI)—as well as for inter-generational families and economic-sharing households.

Our mission is simple: to expand access to modern, community-focused housing for middle-income households who are increasingly priced out of both the rental and ownership markets.

The "Missing Middle" represents the overlooked households earning too much to qualify for subsidized housing yet too little to comfortably afford rising rents or home prices. These are professionals like teachers, nurses, and first respondents—foundational to our communities but priced out of stable housing options.

Most housing developments cater to either luxury markets or subsidized units, leaving this middle income group with few options- particularly for larger households. Over 90% of units built are either Studio-1 or 2BR units

Our response: purpose-built town-homes offering livable space, modern amenities, better “ bang for your buck” with community focus and exceptional quality of design.

Scaling Impact Across Houston & San Antonio

The  Attainable Housing Partners Project is preparing a multi-phase development roll out of purpose-built rental communities across high-growth regions in Texas. With an initial focus on 5–6 project sites and a combined footprint of approximately 400 town-home units, this portfolio represents a scaled model to address the pressing needs of middle-income renters.

We’re currently exploring aligned capital and development partnerships to bring this vision to life. Each site is individually structured, strategically located, and designed to integrate into thriving urban-suburban communities.
