THE SUMMARY OF TRANSACTION
Attainable Housing Partners is offering a Co-GP investment opportunity to support the development of 5 to 6 multifamily rental housing projects in Houston, Texas, comprising approximately 400 rental units. This investment is structured in two phases designed to balance early-stage momentum with long-term value creation.
The Pursuit Bucket seeks $5 million in capital to fund critical pre-development activities, including site acquisition, due diligence, zoning, and entitlements. Investors in this phase will receive a negotiated preferred return on their investment.
The Vertical Bucket will utilize remaining Pursuit capital for partnership formation costs and to secure LP equity and construction financing during the investment period. This phase will pay a market-based preferred return to Co-GP investors and a negotiated share of the Sponsor’s promote and profit participation. In addition, Pursuit investors will receive a 2% loan guarantee fee from the Sponsor to mitigate construction and lender risk.

9% annually, compounded and paid throughout Pursuit, Vertical, and Operational phases until exit

Negotiated share of Sponsor promote after return of GP/LP equity and preferred returns
Profit Sharing
Market-based Sponsor fees for acquisition, development, and asset management
Sponsor Fees
Portfolio sale, individual project sales, or recapitalization after approximately 42 months
