TIM VERSACCI

Director-Investment and Asset-Portfolio Management.

 Tim is the Founder and  President of 717 Investment Partners Inc., a private investment company that provides portfolio and asset management services and advisory to real estate owners and private equity real estate funds.    For the past 25 years,  Tim has provided asset and portfolio management on over 350 client assets with a total value exceeding $ 6 Billion including;  Fortune 100 companies, USA  and Foreign institutional investors, private equity real estate funds, and private owner/operators and developers  This includes over 12,000 units of multifamily assets.  Tim graduated from Amherst College and has an MBA from the Marshall School at the University of Southern California.  He is a licensed CA real estate broker and formerly held Series, 3,7, & 63 securities licenses (Inactive). 

JIM HARDIN

General Counsel- Investment Director

Jim is the owner of JH Business Development and JK Hardin Law, PLLC.  Jim has spent over twenty (20) years working in different capacities with USAA Real Estate Company, primarily working on legal, tax, and business matters for development projects (including government building, office, industrial, multifamily, hotel, retail, and residential home building projects) and institutional co-investment and fund vehicles sponsored by USAA Real Estate Company.  Since July 1, 2018, Jim has been working for USAA Real Estate Company multifamily development and government building projects on an independent, part-time basis.  Before that date, Jim was a full-time employee for USAA Real Estate Company as Assistant General Counsel and as a Senior Tax Analyst in the Tax Department at USAA.  Jim is currently licensed with the Texas Bar, obtained his law degree from the University of Houston, studied in the Masters of Accounting program in the School of Accounting at the University of Florida, and obtained a BS in Accounting from the University of Central Florida.

RICK PFIEFFER

Director of Finance and Investment 

Rick started in the energy industry and later moved into banking application software and eventually joined GE Capital, which was the start of his 20 years in the financing industry in multiple countries. He integrated their acquisitions and started a successful consumer finance JV in India for GE Capital.  He then managed all commercial and consumer lending in Asia and Australia for ING and later all consumer lending, including mortgages, globally (sans USA) for AIG.   His career growth and success stem from his ability to create win-win situations where parties align and collaboratively create profitable enterprises. Rick graduated from Amherst College and earned an  MBA from the Darden School at the University of Virginia. 

JASON ESPEJO

Director Acquisitions and Property Management

Jason is a Founder and Practitioner of E5 Advisors, LLC, a multifamily-focused consultancy and investment platform, with assets under management near $1B in value across 7,500 units in the southern US.  As a skilled leader and executive coach, Mr. Espejo has 29 years of experience in multifamily real estate fundamentals ranging from strategic corporate and financial management, operational expertise, and tactical know-how with over $1.5B in transactional experience over 75,000 operational units.  Mr. Espejo possesses insightful knowledge about key markets and has played pivotal roles in crisis-management challenges and opportunities.  Mr. Espejo has participated in the capitalization of various public and private firms, with knowledge of core development and value-added opportunities.  Mr. Espejo is a graduate of UT El Paso and a member of NMHC and ULI.

JUAN MARTINEZ

Director of Development

Juan has over 10 years of experience in the acquisition, financing, development, leasing, and management of multifamily real estate.  He has overseen the design, entitlement, construction,n, and lease-up of over 1,400 units and led the execution efforts of over 5,000 units at USAA Real Estate.  Juan currently has an investment and advisory practice through Marcus Advisors in which he helps various clients on the underwriting, entitlement, and management of multifamily development projects in Central Texas.  Juan earned a BS and MS in industrial engineering and an MBA from the prestigious Wharton School at the University of Pennsylvania.
